Project Overview
Completed the ground-up construction of House 57, a modern four-story, approximately 24,000 SF student housing development consisting of 12 residential units with 42 individually leased bedrooms and private bathrooms. Designed by renowned architect Roney Mateu, the project delivers contemporary architecture and thoughtfully designed amenities to support student living in a vibrant residential neighborhood. The project achieved Temporary Certificate of Occupancy (TCO) within an aggressive 8-month schedule, allowing occupancy before the start of the university academic year.
Scope of Work
Construction included the complete ground-up development of a conventionally reinforced cast-in-place concrete structure with reinforced CMU walls, building envelope, roofing, elevators, railings, LWIC roofing systems, sitework, lift-station and sewer connection that was 3-miles from the project site, complete MEP systems, polished concrete floorings, modern kitchens and bathrooms, lighting, access control, fire protection systems, BDA Communications, and all associated interior and exterior improvements. The project also included a rooftop amenity deck featuring two Jacuzzis, an outdoor kitchen, lounge areas, and gathering spaces designed to enhance the student living experience.
Challenges
The primary challenge was delivering the project under an accelerated schedule to obtain Temporary Certificate of Occupancy within just 8 months, ensuring the building was ready for students who had already secured housing before the start of the university academic calendar. Maintaining schedule certainty required close coordination of inspections, permitting, trade sequencing, and final commissioning activities.
Our Approach
The Construction Management team maintained proactive coordination with the owner, architect, consultants, and subcontractors throughout construction. Detailed scheduling, early procurement, and continuous field coordination allowed critical path activities to remain on schedule while maintaining the quality standards expected for a modern multifamily development.
Results
House 57 was successfully completed in time for student move-in, providing a contemporary housing community that combines modern architecture with functional living spaces and rooftop amenities. Through disciplined project management and collaborative planning, the project achieved its aggressive occupancy milestone while delivering a high-quality residential development.
